The views of the sunset from this property are something to remember, and when the owners were deciding where to build their dream house, the sight of the romantic sunset was one of their main reasons.This lovely new stone house is owned by a young couple who have put a lot of effort to make this place comfortable as well as decorating it with much style and good taste. The property sits on the western side of the Ucka mountain which is a nature park and is ideal for hiking. In fact, there is a walking path that goes directly from the the back garden and leads to the top of this mountain, the highest in Istria; the peak of this is at 1400m, and offers fantastic views of the peninsula, Kvarner Bay and even of Venice .

Villa Luka is located at the edge of the Kozlak village , which is 7 km away from the sea. The nearest shop is just 3 km away in Vozilici, where there are good restaurants/pizzerias such as Antonio and Tri Murve.Labin with its historical hilltop centre is 10 minutes drive away here you will find a supermarket, banks, plus lots of shops, cafes, and restaurants. An excellent fish restaurant called Ferali is on the way to Labin. For more fish restaurants with outside tables overlooking the sea, go to Rabac, which is another 15 minutes drive from Labin. Rabac has probably the most beautiful beaches in Istria and you will find lots of watersports, and boats to rent. There are tennis courts in Rabac too.

Do not miss one of the best agritouristic farms with a superb restaurant in Gologoricki Dol, just 20 minutes drive away from the house, where together with the excellent Istrian traditional food prepared with the best quality ingredients, you can also enjoy horse riding. Gracisce and Pican, two of the most picturesque little hilltop towns in Istria, are also just 20km from the cottage.

The house is on three levels: the ground floor with an open plan kitchen with a living room; the first floor, with a bathroom, separate toilet and utility room; and the top floor with 2 bedrooms - all decorated in superb style and furnished with carefully selected furniture and modern electrical appliances. The kitchen is fully equipped with a fridge, cooker with an oven, fridge, dishwasher, and a table for six. In the air-conditioned living area is a comfortable sofa with a coffee table, a built in fireplace, a flat screen Satellite TV, DVD and a Stereo CD player with radio. One level up is a bathroom with both bath and shower, plus a washing machine. The shower is a modern hydromassage shower and the bath is a spacious corner bath, all decorated beautifully. There is a separate WC on this level, as well as the utility room with iron and ironing board. The top floor has two bedrooms both with air-conditioning one has a double bed, and one has a double bed plus extra single bed.

The front garden is 1200 m2, the back garden extends into the nature park and is beautiful for evenings spent relaxing in. In the front of the house is a lovely sitting out covered terrace overlooking the pool, from which you can admire the fantastic views and sunsets; next to this is a side terrace with built-in barbecue. Swimming pool is 8m x 4m with roman steps.

Saturday arrival at Pula or Rijeka. Drive 50 minutes or 1 hour 15 minutes.
